The 3 P’s: Preparation
  • Free staging (What is staging?) consultation by a professional home stager
  • Optional home warranty offer

The 3 P’s: Pricing
  • Lots of data about sold, expired and available properties that are comparable and/or nearby
  • A custom pricing graph of the above data (if applicable)
  • A recommendation
The 3 P’s: Promotion
  • Professional quality photography (See photography samples)
  • Floorplan (if applicable)
  • Dedicated property web site: A dedicated web site (See samples: 594StarRoad.com & 12472Engelmann) for each property. Most buyers rely heavily on the internet for finding and researching property, so the more information and photos available to prospective buyers for a listing, the more likely the buyer is to consider the property for purchase. The URL for this web site is featured prominently in all other forms of advertising.
  • MLS: A high quality MLS entry (accurate and complete text, professional quality photography, and a link to a dedicated property web site)
  • Brochures: High quality brochures
  • Real estate listing web sites: Realtor.com (most trafficked national real estate search site) - enhanced content and exposure, Craigslist, other real estate web sites (Zillow, Trulia, Google Base, and many more), Smith & Coelho’s web site, and my IDRelo.com web site
  • Signage: Upgraded sign post with custom “rider” (with property web site and my phone number) and brochure box
  • Lockbox for agent access
  • In-home display: Brochures, MLS printouts, property disclosures, binder with property and neighborhood info
  • "Feature cards" placed at appropriate places inside the home if there are important but less obvious features
  • Newspaper: Smith & Coelho’s ad in the Statesman’s Saturday real estate guide (first 3 weeks and then following price or other changes)
  • Open house, if desired
  • Mail: “Open House” or “Just Listed” postcards to surrounding properties
  • Agent tour: Smith & Coelho agent tour (depending on location and timing)

On the Market
  • Follow up on all showings, with a phone call or email to you shortly after obtaining feedback
  • Weekly reports outlining what I've done that week to market your property, MLS activity in the neighborhood, showing feedback, web site traffic, etc.
  • Periodic, monthly or so, reviews of comps and status to determine if any changes should be made to the 3 P’s (Preparation, Pricing & Promotion)

Contract Negotiation
  • Present and explain offers
  • Prepare and deliver counter offers to prospective buyers
  • Prepare updated seller net sheet estimates

Contract to Closing
  • Ensure that finance, inspection, title and other contingencies get satisfied on time
  • Coordinate escrow and closing buyer's agent, title company, etc.
  • Attend the closing
  • Keep you well informed of status and key dates throughout the process

Other:
  • Paperwork available in PDF files on a secure website dedicated to your transaction (if desired)
  • Electronic document signing via Docusign (if desired)
  • Mobile office (Laptop with wireless internet, portable printer & scanner)
