(7/14/2009) Updated Market Stats to include the new June numbers from the MLS. Also added a new pricing chart and some calculations showing the percentage of the market represented by short sales and REOs.
(6/19/2009) Added a state-of-the-art MLS Search tool! I removed the search tool I had earlier because I wasn’t happy with it, and then searched long and hard for a better tool and found one. This search tool lets you search, save favorites, make notes on listings, see Google Street views, and much more.

(2/13/2009) Updated Market Stats to include a new type of report that provides more detailed information about sales over the last year.

(2/9/2009) Updated Market Stats to include the new December numbers from the MLS. January MLS numbers aren’t out yet, but should be any day, so I should have another chart update shortly.
(11/11/2008) Updated Market Stats to include the new October numbers from the MLS. What happened in October? The number of Availables decreased from 4489 to 4340, but unfortunately so did the number of Solds, from 455 to 399. This raised the overall inventory level from 9.9 to 10.9 months, a step in the wrong direction for sellers, but not unexpected given the recent economic turmoil.
(11/10/2008) Added more HGTV “Top 25” and “Top 35” list links, plus a few “bad MLS photos” to the Laugh and Learn page. Also renamed “Just for Fun” to “Laugh and Learn” because there is some useful stuff there as well!
(10/16/2008) Updated Market Stats to include September numbers. What happened in September? The number of Availables decreased from 4624 to 4489, as did the number of Solds, from 472 to 455. This raised the overall inventory level ever so slightly from 9.8 to 9.9 months.
(9/15/2008) Updated Market Stats to include August numbers. What happened in August? The number of Availables decreased, but so did the number of Solds. The overall Inventory Level dropped a bit, from 10.2 in July to 9.8 in August, so that’s a move, albeit slight, in the right direction.

(8/31/2008) Everything! This is a brand new site. I have many plans for this site, but of course I have to start somewhere, so I’ve started with what real estate site visitors are most likely to be interested in: searching the MLS and finding out how the local market is doing. Also, do you know anyone who might be interested in land in Star, Idaho with commercial potential? For more information, please refer to 594StarRoad.com. And by the way, this is an example of the type of dedicated property web site that I create for all of my listings.
